Minor Roof Repairs

The week of October 18th we had a local roofing contractor perform some minor repairs on the stairwell penthouse East wall as well as re-paint all metal surfaces on the roof and all metal window landings.

This work cost the Association less than $1,000. The exact amount will be published soon.

Volunteers Needed to Water Lawn Every Evening

We need volunteers to water the lawn in the front of the building every evening. Now that we removed most of the ugly old bushes and seeded the space for grass we must water every evening for the next 2-3 weeks until the grass catches.

Please sign up the sheet in the lobby and commit to one or more evenings for the next 3 weeks to be responsible for watering the lawn.

Storage is Open for Use

I am glad to announce that our storage rooms (no more lockers) in the basement are now open for use. Each room has been assigned to each unit in a hierarchical order based on unit size. Each room has been labeled and a set of 2 keys for each room is on each door handle.

You are now welcome to use your storage room as needed.

Just remember that each storage room is assigned to you by the Association. It IS NOT your property and you must respect it and care for it. The keys are given to you in good will and in case you lose your keys you must replace the lock with the same exact type and brand of lock as before and at your own cost.

Bicycle storage area is in the first room on the left side of the room. A bicycle rack will be purchased soon. Your bicycles must be kept locked at all times.

Items (other than bicycles) not inside a storage room will be removed and disposed immediately without notice.

Thank you for your cooperation in making sure our basement is kept nice, clean and organized.

Basement Inaccessible Tonight July 1st after 4pm

The basement will be inaccessible tonight after 4pm due to glue being applied on the floor before the vinyl flooring is installed tomorrow morning. The glue must be applied tonight and left all night to settle before the floor is installed.

The basement will be blocked off and cannot be used until the floor is installed tomorrow Saturday.

Removal of Front Fence - Updating our Landscaping

The project we have in mind involves the removal of the wooden fence from the property except at the Agatite turnaround point and along the river. The fence is in bad shape, looks ugly and needs expensive repair.

In addition we will remove most of the old and ugly bushes in the front lawn and replace them with seamless grass. We will also repair the grass along the Agatite Avenue sidewalk.

The trees along the river will be slightly trimmed to allow for more sunlight and not to drape over the parking lot too much (mulberries stain cars, dragged under our shoes and on our carpet).

The rear area of the building along the parking lot and under the D and E tier balconies will be re-edged and filled with gravel. The flowers and existing grass will be left as is.

The plants on the East side of the building will be left as is but the bushes along the forward 1/3 of the East side of the building will be trimmed (see sample photo rendering).

The project will be performed by Italian Gardens and the cost will be $1,650. No special Assessment is required.

Plumbing Project is Complete

The basement plumbing replacement project is now complete. Please feel free to inspect the job. Our contractor replaced all the plumbing in the basement with brand new copper lines. Tomorrow Friday they will come back to insulate the water lines.

Plumbing service is now back to normal.

Basement Plumbing Replacement Project

The project will replace 90% of existing old plumbing in the basement and will begin on Monday May 24th. Although the new water lines will be build parallel to the old lines, there will be the need for temporary water shutdowns that will last no more than 1 hour at a time.

Please have extra water handy in sinks, bathtubs and buckets to use as needed. The project will take all week and is expected to end on Sunday May 30th.

Basement Recostruction and Improvements

On June 1st the basement reconstruction project will begin. Before this project starts, a number of plumbing improvements will be performed to eliminate some old pipes that are risky.

The entire basement will be reconstructed and the lockers will be replaced with storage rooms. The basement will fully and completely reconstructed with 24 proper storage rooms. A nice bicycle storage area will be created as well. The basement will be dry-walled, painted white and new vinyl floor will be installed.


All owners/renters must empty their lockers and remove their bicycles before May31st. The lockers must be left unlocked or the construction crew will have to cut the locks open. Items, bicycles left in the basement will be thrown away and will be removed at owners' expense.
