River’s Edge Condo Owners & Residents August 1, 2014

The annual meeting and Board of Directors meeting resulted in the
following actions & decisions.

RECA Board: Michael Keating, Julia Parisot and Niko Spyridonos were re-elected to Board for 3 year terms by the membership. Your board is now: Chip Aucoin - President, Niko Spyridonos - Vice-President, Michael Keating - Treasurer, Mary Vermeer - Secretary, Julia Parisot -
Member-at-large.

BIKE ROOM: Please note - this room is ONLY for bike storage and items to be used in maintaining and caring for the building. NO PERSONAL STORAGE other than bikes is permitted. All personal items MUST be stored in your personal storage closet or in your unit. Anything remaining in that room, other than bicycles, will be thrown out after August 22. A vertical bike rack will soon be installed, with the possibility of a 2nd rack added when available space is determined. Cagan will be again issuing tags to determine ownership of bikes. Be sure to tag your bike with your name. Any untagged bikes will be determined to have been left by previous owners/residents and disposed of.

PARKING: Be considerate of your neighbors - park ONLY in your designated parking space and between the lines! Unit numbers will be spray painted on assigned spaces. The board also authorized Cagan to work with the towing company to allow each unit owner to have unauthorized vehicles towed when parked in their assigned space. You will be informed of your code authorizing this for your space.

SECURITY: The board approved the purchase and installation of a security camera system. A camera will be placed in each lobby recording to a central location. Additional emphasis was placed on people NOT buzzing in people who they do not know and know their business in the building. Cagan will soon be bringing an electrician on site on a Saturday to try to determine why many of the intercoms are not working. Watch for a sign-up list if you are having trouble with this. In the meantime: DO NOT buzz in solicitors! DO NOT buzz in someone just because they have rung
your buzzer! Most people have cell phones now and can contact you by phone to let you know they are at the door. When you allow unauthorized people into the building you defeat the purpose of the a security door and jeopardize the security of everyone in the building.

ELEVATOR: The elevator cylinder replacement went well. The city issued a temporary permit due to several items it is now requiring with all elevators. The board authorized Cagan to proceed with required repairs and upgrades: a telephone & speaker added to the inside of the elevator,
signs reminding you “In case of fire use the stairs” and a rewiring so that the elevator cannot be stopped via the switch without the alarm ringing continuously.

PETITION: Responding to a question the incomplete chain link fence under the Montrose bridge, Cagan suggested that a petition be circulated to go to our Alderman urging this be completed, to limit, somewhat, access to that area. Please sign the petition when it is posted. If you are willing to
circulate among our neighbors in Agatite, it would make it even more forceful.

TRASH: We will be shifting trash collection to Lakeshore Waste as of 1/1/2015.

2013 RECA recap


Happy New Year to all River's Edge Condo Association owners and residents!

The following is a summary of the actions of the RECA board during the past year along with some future projects we hope to accomplish in 2014 and beyond.

2013 in review:
  • the decision was made to follow through with the elevator cylinder replacement.  The special assessment was completed and the funds are available.  We needed to have secured the majority of the funds prior to proceeding; now we are waiting to be scheduled by Colley Elevator.  This has taken much longer than anticipated as the check for the initial payment was sent in August.  They are reporting they expect to begin the work in February.
  • the Rules and Regulations for River’s Edge Condominium Association were finally completed and approved by the board.  All owners have received a copy; all tenants should have received a copy from their landlord.
  • locks were replaced in the common area entrances, both back and front doors, and all owners were given 2 keys.
  • the flood zone designation was appealed and was successful which should result in reduced insurance rates for residents as well as assist with mortgage applications.
  • property taxes were significantly reduced this year due to an attorney that has filed on behalf of the association for a tax reduction and was successful.
  • drain lines were rodded for better plumbing flow.  

2014 anticipated actions (as funds permit):
  • completion of elevator cylinder project.
  • purchase and installation of video cameras in several locations.
  • emergency lights purchase and install.
  • bike rack purchase and install.
  • establish roof base for satellite dishes installation.

Additional projects: 
replacement of balconies on the west and south sides of the building (as funds are available).
